RL-Decor's second exterior of 2022 was Forest heath house, when pricing this project we knew we would come across a few problems regarding wet rot and it proved to be correct.

Forest heath house, sway is a grade 2 listed building in the heart of the new forest. We was instructed to price in three stages over 5 years so it was cost effective for the residents.

The first stage this year was the 2nd floor masonary and woodwork, we started on the second floor lime render and fascia/soffits then worked our way down to the first floor windows and balconies. After investigation we came across a lot of wet rot which needed to be repaired so that the substrate was ready for paint to adhere. First we dug out the wet rot until the wood was dry then we hoovered the affected area and applied a stabiliser solution ready for the filler. To fill the dry stable wood we use a product called repair care, repair care is a elastic repair compound for fast timber repairs and splicing. It acts as a permanent repair of decay and rotten wood including windows, doors, fascia/soffits stairs and furniture. Once repaired to a very high standard we primed with a solvent based primer called zinsser cover stain and allow to dry, after the recommended drying times we applied three top coats of zinnser all coat exterior gloss for a high shine finish as clients request. The lime render was pressure washed then once dried it had a fungicidal wash to kill and stop any fungus growing back through the paint for a longer lasting job. To paint the lime rendered we needed a fully vapour Permeable product to allow the lime render to breath to stop any future mould or damp, for this we used zinsser all coat masonary paint which fitted the description of what we required.

While challenging at times we completed this project to a very high standard and used the correct procedures so the paint job will last years to come. Due to the unforeseen rot we was over budget by around 10% but all works were agreed with the client before taken out. We look forward to the next 2 stages over the coming years at forest heath house.
